The Bespoke Garden Room Build Process

Phase 1 - Ground Works

The start of any project is assessing the site where the garden room is going to be built.

We may need to clear the area of obstructions such as trees or other vegetation. We will then install ground screws to support the structure and create the foundations for room. This keeps the garden off the ground along with a membrane to prevent rising damp and rot. This also creates space for air flow

We will then run electricity and other services to the site, from the main house, so that we are then ready to start the main build.

Phase 2 - The Main Structure

We start this phase by building the floor and base structures, commonly using the following:

6 x 2 timbers and 100mm Celotex insulation
22mm chip board flooring
Walls will be constructed out of 4 x 2 timber
Celotex insulation allowing air gaps for ventilation
11mm OSB board for the external face wrapped in breathable felt
19 x 38 timber cross battened to allow for air gap between the felt and cladding
Internal walls to be plastered and painted
Skirting board supplied and fitted
Flooring and underlay supplied and fitted (Choice of LVT flooring)
Internal ceiling height will be up to 2.1m

Phase 3 - Finalising Structure and First & Second Fix Electrics

At this stage we will complete the main structure and install all the electrics and other services, including:

Roof Construction
6 x 2 timbers
18mm OSB board laid with edge trim
One piece EPDM rubber roof
150mm insulation
600mm overhang
Roof will have a 2″ drop for water run off
Guttering at the rear of garden room

Phase 4 - Glazing and Cladding

We start this phase by building the floor and base structures, commonly using the following:

Aluminium doors and windows fitted
External cladding and overhang to be completed
External lighting to be completed

Once this phase is completed then the garden room is ready for your final internal decoration and you can move in and start using the space!
